What should you do in the event of an emergency?

Important things to know about out of hours emergencies:

  • First think, is this an emergency? Emergencies are anything whichs that puts the health, safety or security at immediate risk. If the matter is not listed below it is not classed as an emergency and will be resolved instead during office hours. Email us at info@wiseowlproperty.co.uk to discuss. Please remember that if a contractor is called out as an emergency to a non-emergency repair you will be liable for all costs.
  • Wise Owl do not have an in-house repairs and maintenance team. All contractors used are private businesses and so they reserve the right to refuse jobs if they experience harrassment from a tenant.

If You Smell Gas Call:  NGES on 0800 111 999

If you smell gas, call the National Gas Emergency Service immediately on 0800 111 999 or via textphone (minicom) on 0800 371 787.

If a Fire Breaks Out Call:  999 IMMEDIATELY

It goes without saying, but if a fire breaks out at the property, call 999 immediately.

Radiator Not Working Wise Owl Emergency Contacts

If You Have No Heating Or Hot Water

First check whether this issue is caused by low pressure. You can do this by checking your pressure gauge to see if it is below 1. If it is, it may need repressurising. If it’s caused by an issue with your thermostat, please check the device’s manufacturer guide for a possible solution.

If repressuring the boiler does not solve the issue, please call our emergency plumber on 07966 515 654 and he will attend as soon as he is able.

Uncontrollable Water Leaks

If you have an uncontrollable water leak, call On Tap on 07966 515 654 for our emergency plumber and carry out the following steps to the best of your ability:

  1. Find the source of the leak and try to catch the water in some form of container
  2. Locate and turn off the stop-tap* Turn the handle clockwise
  3. Switch off the electricity

* In a home the inside stop tap is usually located under the kitchen sink, but can also be found in the following places:

  • Other kitchen cupboards
  • Downstairs bathroom or toilet
  • Garage or utility room
  • Under the stairs

Problems With The Electrical Supply?

Please check the following:

  1. Have you paid your electric bill? If not, contact your supplier. (If you rent a room with us, this question does not apply, so please move to the next question.)
  2. Is the electricity off for neighboring properties? If not you are experiencing a power cut. Call Northern PowerGrid on 0800 66 88 77 or on their emergency number 105
  3.  If the electricity is only off at your property, think about what happened before it went off. Did you turn on or plug in any electrical appliances? If you did, switch off and unplug this appliance before switching the electricity back on at the fuse box. If the electricity comes back on, either the appliance is faulty, or too many appliances are being used at the same time, and the circuit is overloaded.
  4. If you cannot work out which appliance caused your fuse box to trip, check your fuse box to see which fuse has tripped. Check the label of the fuse that has tripped and unplug all appliances in that room. Then turn the electricity back on at the fuse box, then go around the room plugging things in until the RCD trips. This will tell you what appliance is causing the issue. That appliance should be left unplugged.
